The Orillia Home Inspector has been Certified as a Master Inspector since 2006.  A Certified Master Inspector (CMI) is a professional designation awarded to experienced and highly skilled home inspectors. The title is given by the Master Inspector Certification Board, Inc. (MICB), an independent organization that sets high standards for the inspection industry.

Every Certified Master Inspector® must:

1. have completed 1,000 fee-paid inspections and/or hours of education (combined);
2. have been in the inspection business for at least three years;
3. agree to abide by the inspection industry’s toughest Code of Ethics;
4. agree to periodic criminal background checks; and
5. submit the application and the one-time fee (no annual dues, ever).

You need not be a member of any particular trade association. The Certified Master Inspector® professional designation is open to all qualifying inspectors.  Your application will be processed within 48 hours of receipt of your application and fee. If your application is approved, the Master Inspector Certification Board will issue you a certificate and list you as a Certified Master Inspector® on this website. You may then advertise yourself as a Certified Master Inspector® and Board-Certified. There are no annual dues.  If you are not accepted, your money will be returned to you with an explanation.

Duty to the Public

1. The Certified Master Inspector® shall have completed 1,000 fee-paid inspections and/or hours of inspection-related Continuing Education (combined).
2. The Certified Master Inspector® shall have been in the inspection business for at least three years.
3. The Certified Master Inspector® will not engage in any practices that could be damaging to the public or that could bring discredit to the home inspection industry.
4. The Certified Master Inspector® shall be fair, honest, impartial, and act in good faith in dealing with the public.
5. The Certified Master Inspector® will not discriminate in any business activities on the basis of race, color, religion, sex, national origin, familial status, sexual orientation, or handicap, and shall comply with all federal, state and local laws concerning discrimination.
6. The Certified Master Inspector® shall be truthful regarding his/her services and qualifications.
7. The Certified Master Inspector® will have no conflict of interest with the client, nor will the Certified Master Inspector® accept or offer any third-party commissions, rebates, profits or other benefits.
8. The Certified Master Inspector® will not communicate any information about an inspection to anyone except the client without the client’s prior written consent, except where it may affect the safety of others or violate a rule or statute.
9. The Certified Master Inspector® shall always act in the interests of the client, unless doing so violates a law or statute.
10. The Certified Master Inspector® shall use a written contract that specifies the services to be performed, the limitations of services, and fees.
11. The Certified Master Inspector® shall comply with all government rules and licensing requirements of the jurisdiction where s/he conducts business.
12. The Certified Master Inspector® shall not perform or offer to perform, for an additional fee, any repairs or associated services to a structure for which the Certified Master Inspector® or Certified Master Inspector’s® company has prepared a home inspection report. This provision shall not include services to components and/or systems which are not included in his/her Standards of Practice.
13. The Certified Master Inspector® shall submit to periodic criminal background checks and relinquish his/her Certified Master Inspector® professional designation if ever convicted of a violent crime or felony.

Duty to the Profession and to Other Certified Master Inspectors®

1. The Certified Master Inspector® will strive to improve the Inspection Industry by sharing his/her lessons and/or experiences for the benefit of all. This does not preclude the Certified Master Inspector® from copyrighting or marketing his/her expertise to other inspectors or to the public in any manner permitted by law.
2. The Certified Master Inspector® shall assist in disseminating and publicizing the benefits of hiring Certified Master Inspectors®.
3. The Certified Master Inspector® will not engage in any act or practice that could be deemed damaging, seditious or destructive to fellow Certified Master Inspectors®.
4. The Certified Master Inspector® will dress professionally when acting in the capacity of his/her profession.

A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

1) This inspection of the subject property shall be performed by the Inspector for the Client in accordance with the Standards of Practice of the National Association of Certified Home Inspectors, Inc. (NACHI). Water Softeners or Appliances are not tested or inspected.

2) The purpose of this inspection is to identify and disclose visually observable major deficiencies of the inspected systems and items at the time of the inspection only. Detached buildings are not included.

3) This inspection is not intended to be technically exhaustive nor is it considered to be a GUARANTEE OR WARRANTY, EXPRESSED OR IMPLIED, REGARDING THE CONDITIONS OF THE PROPERTY, ITEMS AND SYSTEMS INSPECTED AND IT SHOULD NOT BE RELIED ON AS SUCH. The Inspector shall not be held responsible or liable for any repairs or replacements with regard to this property, systems, components or the contents therein. Company is neither guarantor nor insurer.

4) THE INSPECTION AND REPORT DO NOT ADDRESS AND ARE NOT INTENDED TO ADDRESS CODE AND REGULATION COMPLIANCE, THE POSSIBLE PRESENCE OF OR DANGER FROM ASBESTOS, MOULD, RADON GAS, LEAD PAINT, UREA FORMALDEHYDE, SOIL CONTAMINATION AND OTHER INDOOR AND OUTDOOR SUBSTANCES. THE CLIENT IS URGED TO CONTACT A COMPETENT SPECIALIST IF INFORMATION, IDENTIFICATION, OR TESTING OF THE ABOVE IS DESIRED.

5) Any matter concerning the interpretation of this agreement, of the Inspection Report, or any claim based upon either of them shall be subject to mediation between the parties or failing such mediation shall be resolved by arbitration in accordance with the Construction Industry Arbitration Rules of the American Arbitration Association, except for the rules pertaining to the arbitrator selection. The three (3) arbitrators should have knowledge of the home inspection industry and one arbitrator must be a member of ASHI with at least five (5) years of Home Inspection experience.

6) The inspection service is conducted at the property. The physical on-site inspection of the property is a very valuable time to exchange information between the Inspector and the Client. Any particular concern of the Client must be brought to the attention of the Inspector before the inspection begins. The written report will not substitute for the Client’s personal presence during the inspection. It is virtually impossible to fully profile any building with any reporting system. Unless the Client attends and participates in the inspection process itself, the Client will have no chance of gaining all the information

that is offered.

WETT Inspection Tips

Providing WETT Certified Inspections to Orillia, Severn, Georgian Bay, Ramara and Simcoe County

A WETT inspector must obtain three courses prior to obtaining his site basic qualification. The three courses are:  Code Compliance; Wood Burning Systems and Site Basic Inspection.  Training in these courses includes workshops, reference books and written exams.

We are providing some interesting tips so that you, as a home owner, can use this information and apply it your homes wood burning appliances to see if it would comply to the WETT standards.

A type vents were used on wood stoves prior to 1983.  If your wood stove has a “A type” vent and has not been changed or modified since 1983 it would still comply.

Factory built fireplaces in Ontario are required to have combustion air provided as per Ontario Building Code which takes precedence over B-365 Canadian Standards Association.

Chimney connections are required to be inserted inside next section of pipe (downward direction) to ensure that creosote etc will remain in chimney and not leak out at the joints.  Many double wall pipes will appear not to do this when in fact the inside connection does in fact insert on inside of chimney.

If you use elbows below a ceiling connector you will have to measure distance from pipe to combustibles as pipe will no longer be directly under fitting.
Connecting you wood stove directly below ceiling support fitting without using elbows requires the installation of an expansion joint.

Clay flue tile are required to extend a minimum of 2 inches above chimney cap and a maximum of 3 inches.  If you have two clay flues extending from cap then you need a minimum of 3 inches between the two.

When measuring distance to combustible walls you would measure behind any non-combustible materials, (such as brick wall with no air space).  So in the case of brick you would actually add about 3 inches onto distance.

New construction in Ontario is required to have either HRV unit installed or have Pressure Test performed to prevent negative pressure in home.  Prior to 1993 this was not required.

Chimney Clearances are:  3 feet minimum above roof; 2 feet above roof or structure within 10 feet radius.

Factory Built chimneys do not typically have a rated elbow support.

Attic shield is required for any chimney penetrating attic.
Since 1990 Stainless Steel chimneys are required for any hearth mount fireplace installation.

Typical Hearth Clearances:
Masonry –  16 inches in front.  Side is 8 inches
Wood Stove –  18 inches in front. 8 inches at sides.
Factory Built Fireplace – Follow installation instructions.

A serious effort to improve the safety record of residential wood burning has been ongoing for about 16 years. Before that time, stoves were not tested for safety and homeowners had little or no guidance on installation. The result was too many house fires. Today, after many years of cooperative effort by all levels of government and the wood-heating industry, a number of systems have been put in place to help you heat with wood safely. These safety measures include:

• the evolution of a reliable installation code CSA B365;
• the development of safety testing standards for stoves, inserts, fireplaces, furnaces, chimneys and flue pipes; now almost all of the equipment offered for sale carries a certification label indicating/hat it conforms to safety tests; and
• The creation of a thorough training program for retailers, installers, chimney sweeps, municipal fire and building inspectors, and insurance inspectors; there are now professionals in every part of Canada who have completed the courses of the Wood Energy Technical Training program.

Wood heating technology and safe installation practices have become more stringent in recent years. No longer is it permitted to simply “hook up” a wood stove to an any chimney and start using it for home heating. To get the best performance from a wood-burning system and to be assured of its safe installation, you should get expert advice from a WETT trained professional and consider having wood burning system professionally installed. Begin by contacting your municipal office to get a building permit and inform your insurance agent of your plans
The Installation of Fireplace Inserts and Hearth mount Stoves 
One general rule that applies to the installation of all fireplace inserts is that a full stainless steel chimney liner is required to be installed from the insert flue collar to the top of the chimney. The installed liner reduces the chimney flue to match the size of the insert collar and isolates the flue gas from the masonry structure, retaining its heat and producing stronger draft. The liner also makes cleaning and servicing easier since it can be cleaned from the top of the chimney and the deposits can be removed from inside the liner. A full liner makes it unnecessary to remove the insert for cleaning, a procedure that is costly and can damage the hearth.
You should be aware that the installation of a fireplace insert or hearth mount stove and its full chimney liner is a permanent installation. The structure of the masonry fireplace must be altered, such as removing damper, to complete the installation and it may not be possible to return it to its original condition if you change your mind later.
The Installation of Pellet-Burning Appliances 
The installation guidelines for pellet-burning appliances are contained in the manufacturer’s certified installation instructions. The instruction manual will provide details for clearances, the materials to be used for venting of the exhaust and the arrangement of vent components.

WETT Certified Inspections for Barrie, Orillia, Alliston and Simcoe County

Many homeowners are supplementing their homes heating with a wood burning appliance. This can be a wood stove, fireplace, fireplace insert, pellet stove or outside boiler. Barrie WETT Inspection can provide an inspection of your appliance to ensure you are not at risk! Many times your insurance company will request that your appliances installation be inspected by a WETT Certified Inspector prior to issuing a home insurance policy.

Most homeowners are confused about what a “WETT Inspection” actually is. WETT (Wood Engergy Technology Transfer) is a non-profit organization that trains individuals to perform inspections on various types of wood burning appliances. There is no such thing as a “WETT Inspection“, the inspector is WETT Certified, which is the designation given by the training organization which teaches inspectors how to check for code compliance and safety of wood burning appliances. Som to sum it up, when you require someone to inspector your woodstove, fireplace or pellet stove, you are looking for a WETT Certified Inspector.

There are three levels of WETT Certified Inspections, most people and insurance companies only require Level One, which is a Site Basic Inspection.

Your Typical Site Basic Inspection will include the following items:

• The Chimney, Chimney Cap and Visible Flue tile or Liner
• The Smoke Chamber
• The Damper – verify that is operates
• The Firebox – inspect size and condition
• The Hearth – Size and Height
• Mantle – if one is used
• Fresh Air Intake – On fireplaces, wood stoves and pellet stoves

Usually the Site Basic Inspection will allow the inspector to determine if the wood burning appliance is in compliance with applicable code requirements. If something more involved is identifed then WETT Certified Technician maybe required to actually remove items for a more intensive investigation. I recently received notification of a chimney fire which had spread to the house due to a renovation done to the actual chimney smoke chamber without a building permit. As this was an older home nobody is sure who actually performed the work and then refinished the wall, but it is a good example of what can happen when you buy a property which has had renovations done without a building permit.
