What Is a Home Inspection?

home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

Attending the Home Inspection

YES – ATTEND the Home Inspection.  Attending the home inspection provides you the opportunity to explore the property with a professional home inspector as your guide. It is during this intensive visual examination of a home where you will have the opportunity to ask your home Inspector questions about components of the house. Being present and engaged during the home inspection will give you better insight into the actual condition of the home and its systems. Every house will have defects, some of them so minor they can be dealt with later. It is the more significant problems that need your attention.

Choosing the Right Home Inspector

Choosing a Home Inspector who has a background in a related Building Trade is advantageous because they already had a good understanding on how a building works prior to taking their Home Inspector training.  Finding a Home Inspector with Advanced Training is also a good indication that you are looking at an individual who stands out from the pack.   Any provincial or federal government courses are a real bonus as they are usually a minimum of one week in length and typically require 70 to 80% mark to pass.  If you Home Inspector’s Website is plastered with Emblems from a Multitude of Inspection Qualifications, beware,  having all those “courses from the same place” typically indicates a type of “Diploma Mill” quality of training.  Some of those ” Guarantee’s to Buy Your Home” may require you to attend an arbitration hearing in “Utah, USA” for you claim to be decided.

Many times I have Investors or Previous Clients that have moved or are purchasing a property a long way from my area and want my services.  Typically I will suggest they hire a Local Inspector and will even refer a few from them to choose from.   What do I look for when I look for a Home Inspector?   Here are some key items I looked for when referring a client in Niagara Falls:

  • Google Search –  Look for years in business.  ( can verify using Whois search for age of website )  Yes some home inspectors lie or just exaggerate their time in business.
  • Google Business –  Look for number of Google Reviews and any bad reviews.
  • Home Stars Review –  I happened to recommend Rankin Home Inspection to my client –  he had a 99% review rating on Home Stars.
  • Training  – Honors Graduate from Mohawk College.   Certified Master Inspector

Benefits of Home Inspection

In this extremely hot real estate market , buyers are becoming more concerned about the quality of their potential purchase. They want to make sure that the property is in a good condition and that it is worth the money they are paying. Beyond the monetary aspect, they are looking for a safe, secure and cozy place for their (future) family. This investment decision is not something most people are willing to take.

As part of your Home Inspection your Plumbing, Electrical and Major Systems will be visually inspected for signs of defects or possible end of life failure.  Aluminum WiringAsbestos or Kitec Plumbing are just some of the expensive deficienciees you may encounter.

A home inspector can assess major defects, safety concerns, and potential threats. He can pinpoint problems and offer suggestions on how to deal with them. He can also identify building code violations on the property. This information can help a homebuyer make an informed decision. A buyer may think he’s buying a perfect home but trouble may be lurking behind the walls of that finished basement. Experienced home inspectors can spot the most subtle signs and identify potential problems behind a wall without having to open it up.
